What we actually do, and why

Soft washing runs under 500 PSI, roughly what a garden hose with a good nozzle delivers. The cleaning is done by the solution, not by force: it's applied, allowed to dwell long enough to kill the algae and mildew at the root, then rinsed. The result lasts longer than a pressure-only wash precisely because the organism is dead rather than just knocked off.

High pressure on siding causes damage you often can't see from the ground. It drives water up under vinyl lap joints and behind the housewrap, where it has no path out. It forces water past window seals and weep holes. On hardboard and LP siding it lifts the surface layer and the board starts to swell and delaminate. On stucco it can open hairline cracks into real ones.

The green film on the shaded side of a Charlotte-area house is algae. The dark vertical streaks are usually Gloeocapsa magma. Both need the solution to reach the root — which is exactly why a fast, high-pressure pass looks fine on the day and is back within a season.

How we actually do it.

Written down because a repeatable result comes from a repeatable method — not from whoever happens to be holding the wand.

Test and protect first

A small, low-visibility area gets tested on anything questionable — older paint, aging caulk, painted brick. Plants get soaked before solution goes anywhere near them, and light fixtures and outlets get checked.

Apply the solution, not the pressure

Cleaning solution is applied at garden-hose pressure and left to dwell. It kills the algae and mildew at the root; that dwell time is doing the actual work, and it is what pressure cannot substitute for.

Work bottom to top, rinse top to bottom

Applying upward and rinsing downward stops clean streaks running through dirty siding and leaving tiger stripes in the finish.

Agitate what needs it

Wasp nests, mud-dauber tubes, spider webbing and heavy pollen crust get brushed by hand rather than blasted, because force there is how water gets driven behind the siding.

Final rinse and plant flood

Every elevation is rinsed until the runoff is clear, then beds and shrubs get a second flood so nothing sits on foliage as it dries.

Landscaping gets pre-wetted before we start and rinsed after we finish. Pre-wetting is the part that matters — a dry root zone absorbs solution, a saturated one sheds it.

We work around seals and weep holes rather than into them, and we don't lift the wand above a lap joint's tolerance. This is where careless washing does invisible, expensive damage.

How long it lasts

Because the algae is killed rather than displaced, a soft wash typically holds a season or more longer than a high-pressure blast on the same wall — shade and tree canopy being the biggest variable.

Every 12 to 18 months here

Charlotte humidity peaks near 74% in August and the tree canopy keeps north and east elevations damp for hours after the front has dried — ideal conditions for the mildew that films siding. Most homes in this metro want a house wash every 12 to 18 months. Heavily shaded elevations are on a shorter clock than the rest of the house, and we'll say so rather than pretending the whole envelope ages evenly.

What actually is soft washing?

Cleaning solution applied at low pressure — under 500 PSI, roughly a garden hose — left to dwell so it kills the algae and mildew, then rinsed. The chemistry does the work instead of force. It is the correct method for siding, roofs, stucco and anything painted, and it lasts longer than a high-pressure pass because the organism is killed rather than displaced.

Will it kill my plants?

Not the way we do it. Plants get soaked with clean water before solution goes near the wall, which stops absorption, and they get flooded again afterwards. The solution is dilute and it degrades quickly. What does damage landscaping is applying solution to dry foliage in direct sun and leaving it — which is why the pre-wet is not optional.

Why is the back of my house always worse than the front?

Shade. Charlotte's canopy covers somewhere in the mid-40s percent of the city, and a north or east elevation under mature trees can stay damp for hours after the sun has dried the front. Damp plus humidity is all the algae needs. We wash the whole envelope and tell you plainly if the shaded side is on a shorter cycle.

Will it strip my paint?

Sound paint, no. Paint that is already chalking, peeling or blistering will lose the loose material — because it was already failing, and a wash finds it. We test first and flag anything questionable before starting, so the conversation happens before the work, not after.
